Home Protection Plans
Home protection plans, also known as home warranty plans, typically cover the cost of repair or replacement of the working parts (mechanical and non-structural components) of a home during the first year of home ownership.
Limited coverage of the plumbing, electrical and heating systems are generally included. Built-in kitchen appliances and garage door openers are typically included in the basic coverage of most plans. In addition to the basic plan, limited coverage of the pool and spa equipment and is also available at an extra charge.
A service fee of approximately $35.00 to $50.00 (depending on the plan) is charged to the new buyer when the company's repair person makes a service call. The plans will repair or replace the covered item.
This coverage is a tremendous asset, as it enables buyers to keep their first years out-of-pocket expense to a minimum. Often, I can negotiate that the seller pay for this insurance.
